Elite Appraisal Center, LLC provides honest and ethical appraisals for Cook County

For honest and ethical appraisals, rely on Elite Appraisal Center, LLC

We consider our business as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question in this day and age that real estate appraisal can certainly be considered a profession as opposed to a trade. As with any profession we have a strict ethical code.

The appraiser's main obligation is to their client. More often than not, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Certain matters pertaining to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you would like to obtain a copy of an appraisal report, you generally have to request it from your lender.

Other obligations include accurate sums appropriate to the scope of the report, attaining and sustaining an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is what we do every day at Elite Appraisal Center, LLC.

Appraisers will frequently be required to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Typically the third parties are specifically defined in the appraisal report. An appraiser's fiduciary responsibility is only to those parties who the appraiser is aware of, based on the scope of work or other things in the framework of the order.

Elite Appraisal Center, LLC has worked hard for its reputation for producing appraisals with the highest of ethics. Contact us today to learn more.

Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must backup their work files for a minimum of five years - at Elite Appraisal Center, LLC you can rest assured that we stick to that rule.

When creating reports, we follow the highest ethical standards possible. Doing assignments where our fee is dependent on our value conclusion is never an option. In other words, we are not able to agree to do an appraisal report and collect payment on the contingency of the loan closing. There's certainly a conflict of interest if an appraiser can report a greater value and then get paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice explicitly defines a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be assured we are doing everything we can to provide an unbiased determination of the home or property value.

With Elite Appraisal Center, LLC, you can be assured of 100 percent ethical, professional service.
